Ski Ranches Short Term Rental Program Introduction
Dear Homeowner,
This letter serves to introduce a new Short-Term Rental Monitoring Program for the Telluride Ski Ranches community. As short-term rentals have become more common within Ski Ranches, the Association has determined that additional oversight is necessary to ensure compliance with applicable regulations and to address any related concerns in a consistent manner.
For purposes of our community, a short-term rental is defined as any lease, rental, or agreement for occupancy of less than 30 consecutive days.
Program Overview
The Short-Term Rental Monitoring Program is designed to:
• Track properties being rented on a short-term basis
• Confirm that short-term rental properties are properly licensed
• Monitor and respond to complaints or concerns related to rental activity
Homeowners who rent their property on a short-term basis will be required to pay an annual short-term rental monitoring fee of $300 (an invoice will be issued following registration).
Registration & Licensing Requirements
All homeowners who rent their property for periods of less than 30 consecutive days must register with the Association. In addition, owners are required to obtain and maintain a valid Short-Term Rental License from San Miguel County. Licensing information and applications are available through the County’s Permit Center.
Community Rules & Restrictions
All tenants, occupants, and rental activities must comply with the Association’s community rules, including those related to trash, parking, pets, and noise. These standards apply equally to owners and renters and are essential to preserving the character of our neighborhood.
Please note that Accessory Dwelling Units (ADUs) may not be rented on a short-term basis, as prohibited by the Association’s governing documents.
Program Start Date & Enforcement
The program will begin on February 1, 2026. The initial focus will be to identify properties currently being rented on a short-term basis. The monitoring service engaged by the Association will continually update the list of active rentals within Ski Ranches.
The Association will then confirm that all active rentals are properly registered with both the County and the Association. If a property is not registered, the owner will be contacted and assisted with completing the registration process.
A 24/7 hotline will also be available for residents to report concerns, complaints, or questions related to short-term rentals.
