Procedures + Processes

  • Ski Ranches is a quiet, family residential-only neighborhood. We ask that you, your renters, contractors and guests are aware of our rules and respect our residents by abiding by our bylaws.

    Maintain your property: Keep it neat. Clean up deadfall. Keep culverts clear.

    Keep snow on your property: You are responsible for clearing your driveway and any berms left by plowing.

    Pets: The raising and/or keeping of any animals for commercial gain is strictly prohibited. Raising and/or keeping cattle, sheep, pigs, hogs, poultry, large reptiles and/or any other non-household pets or animals for pleasure is also prohibited. Typical household pets, such as dogs, cats, rabbits, and small reptiles, and other usual household pets (in smaller numbers up to 3 each), and horses (not to exceed two horses per Lot) may be kept for pleasure and noncommercial purposes. Owners of Pets kept for pleasure shall not allow their pets to become a nuisance to other Lot Owners and/or occupants of property subject to control of the Association. A pet nuisance includes but is not limited to:

    • Any pet activity that impedes on any owner’s ability to enjoy peace and quiet and the absence of unwanted intrusion by animals

    • Persistently barking dogs, more than 20 minutes, between 8 AM and 11 PM or for 10 minutes Between 11 PM and 8 AM

    • Unleashed animals roaming freely without owner’s attendance.

    Additionally, San Miguel County dog ordinances must be observed in which the following are not permitted and can involve fines: barking dogs, dogs at large, trashing dogs, and vicious dogs. Lastly, Owners and tenants shall identify their dogs, horses, and other animals by means of legally required tags.

    Obey speed limits: Drive slowly especially in winter months, stay in your lane.

    Parking: Absolutely no overnight parking on streets and no on-street parking during snowplow operation.

    Wildlife: Be bear aware. Put all trash in bear proof containers. Recycling should be clean and in a specified container. Don’t put out trash, especially in the summer, until day of trash pick-up (Tuesday). Remove cans from the road same day after pickup. Rinse your trash containers with disinfectant occasionally to remove bear attracting smells. Trash containers should be stored out of sight after trash day. Bears have been known to climb to reach hummingbird feeders and trash cars with food left inside.

    Property Rentals: Owners who list their property for rental must abide by San Miguel County rules and provide Ski Ranches administer with a management contact if the owner is not on-site.

    Storage: No trailers, campers, commercial vehicles stored in sight on property.

    Construction: Check Design Committee rules and application process prior to cutting trees, landscaping or beginning construction projects.

Maintenance + Request Forms

  • Ensure everyone living on or visiting your property understands what to expect and do during the winter season.

    Our Roads are plowed by San Miguel County. 2”-3” of snow will trigger County snow removal Operations- Monday-Friday- starting @ 5am. 5”-6” will trigger weekend snow removal.

    Residents are responsible for clearing the top of driveways, berms left by snowplows. Blow all snow onto your property, not your neighbor’s property or Ski Ranches streets.

    Ensure all trash and recycling is covered as the county cannot plow when recycling or garbage is on the roadway. Keep trash containers 5 feet from roads in the winter.

    Fire Hydrants: Ski Ranches HOA (and your dues) provide this service. We have 55 fire hydrants. Fire hydrant clearing begins after the roads have been cleared. (Do not blow snow over the hydrants or the flags)

    Keep snow on your property away from the road right of way. You are responsible for clearing your driveway and any berms left by plowing. Do not blow or plow snow onto the roads.

    Absolutely no on street parking during snowplow operation (usually between 8 am – 5pm).

    No overnight parking on ski ranches roads permitted.

    Thank your snow plow drivers. They have a tough job and we are fortunate to have San Miguel County to plow our roads.
